How we price it
Three ways to value the same building.
Which number matters depends on who the right buyer is. We run all three before recommending a price.

Market value
Comparable sales, live inventory and days-on-market for your building and neighborhood — underwritten the same way we underwrite our own acquisitions.

Development value
If your parcel is roughly 5,000–20,000 sqft and zoned A, AMX or BMX, Honolulu’s Bill 7 incentive can make it worth more to a developer than to a homebuyer. We have completed four Bill 7 buildings and have two more in construction, so this is a number we can actually run.

Income value
Some buildings are worth most to an investor. With in-house management and a Japanese investor audience, we can price and market to that buyer directly.
